RV Park Rules

​

  1. Quiet Time is 24/7 - Please be considerate of others and respect the Quiet Hours. All loud noises, radio playing, dog barking, etc. is to be kept in reason. No disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior is permitted. We expect all Campers to show respect for your neighbors and the staff.

  2. Occupancy & Vehicles - Rates are based on two adults and two vehicles per space. Additional adults and vehicles are subject to additional charges. Vehicles need to be parked in your space only unless permission is given to park elsewhere. No parking in front of the laundry building except if you are in the laundry / bath house.

  3. No Fires/Weapons - FIRES, FIREWORKS, WEAPONS, AND/OR FIRE PITS ARE PROHIBITED.

  4. Parties and Cookouts - Must be done quietly (assume your neighbor is sleeping) and orderly, observing quiet times and all rules. No fires are to be built on the ground unless inside a grill. All drinking must be done responsibly and all containers put in the trash, not on the ground. Group cookouts must be cleaned up the same day (don't leave the area with trash, cans, bottles etc).

  5. Do Not litter - Please pick up all trash in the RV Park including near dumpsters. 

  6. Laundry/Bath House - Our facilities are for campers only. Washing machines are for clothes only. Please do not wash boots, shoes, or rugs.

  7. Children - All children must be supervised at all times, you are responsible for your children's actions.Maximum number of family members per RV Site is four.

  8. Trash - There is a dumpster in front of the park for al RV trash. It is prohibited to dump trash in bath house trash cans. Trash should also not be left outside of your RVs.

  9. RV Site Neatness - Only patio furniture, potted plants, BBQ grills, umbrella and awnings should be visible outside your RV. Your site should be kept litter free at all times. Any broken glass must be picked up and disposed of. Littering shows disrespect for others and our staff. Camper shall maintain their RV and RV Site in a clean and sanitary condition, and on departing the park Camper shall surrender the RV Site in as good condition as when received. Tenant RVs must be kept in good condition and repaired/washed on a regular basis, and well-maintained. No tarps are allowed. Storage sheds can be rented from RV Park and must be used if any property is visible outside your RV. Storage of material of any type under a vehicle is prohibited. RV site must remain free from trash, detritus, and unused items other than as noted above.

  10. Structures - No additional structures are allowed at RV Sites unless approved by management.  

  11. Adjustment Property - Campers must stay in their own space unless invited by others. Do not dispose of any trash or food waste in other tenants' areas or over privacy fences.

  12. Vehicles Maintenance - Washing cars is prohibited in the park and must be done at a car wash.

  13. Water Usage - Water connection leaks must be corrected immediately. Please report any known leaks on your space or other spaces to management. 

  14. Bathhouse - The door must be kept closed at al times. All toilet paper should be disposed of in the toilet, not the trash can, or floor. Dryer sheets must also be disposed of in the trash cans. The bathhouse is a communal space so please be respectful to others and our staff. Any consistent misuse of the building may result in it being closed temporarily to the public. Finally, remember that parking at the bath house is for bath house use only and should not be used for extra parking at any time.

  15. Lawn Service - Park is mowed every Saturday, please have your space picked up and ready to be mowed. We are not liable for any damages to your property.

  16. Gate Access: The code to enter the park will be provided once you pay your first month's rent. There is also a key pad at the front gate if you are walking your trash to the dumpster.

  17. Parking - No driving, storing vehicles, or parking on the grass. All vehicles must be parked in a designated parking spot. Additional parking may be available for a fee.

  18. Mailboxes - Mailboxes are available at the laundry building. Please let management know if you need a mailbox key. The address to the park is located on our website. Please indicate your space number on any mail you plan to receive.

  19. No Refunds - No refunds are given for any reason even if you leave before the end of your monthly term. Deposits are refundable if one week notice is given, all park rules are followed and your site is left clean upon your departure.

  20. Rent - Rent is due on the 1st day of every month. On the 6th day a late fee will be applied to your rental invoice. If you haven't paid by the 20th of the month a 10-Day Notice to Pay or Vacate will be delivered to you via email.

  21. Speed Limit is 5 mph

Pet Rules

​

  1. NO AGGRESSIVE DOGS ARE ALLOWED IN THE PARK.  Aggressive dogs can be of any breed.  Any Tenant with a pet demonstrating aggressive behavior, or excessive barking will result in termination of Lease Agreement with no refund of your security deposit. 

  2. All pets must be kept on a leash at all times unless in the pet park.

  3. Leaving pet unattended in the pet park is not allowed. This amenity is provided only for a means of exercise for the pet.

  4. Pet owners must clean up after their pet. Campers shall pick up and properly dispose of pet’s waste at all times. A $25 fee may be applied if this rule is not followed.

  5. All pets must be registered with the RV Park and must be current on all vaccinations.   

  6. Maximum of two pets per RV Site. 

  7. Pets are not to be left unattended at your site. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent.

  8. Absolutely no pets other than registered service animals are allowed in the office, or laundry area.

  9. Cats must also be leashed when outside at all times. These rules are for health reasons as well as the respect for others.

Other FAQs/Rules

​

  1. Q: What do I do if I have a dispute with my neighbor?  A: You are expected to be a good neighbor first. This entails exercising patience with others, showing kindness even if others don't deserve it. The best way to resolve disputes is to speak directly with your neighbor or person who you are having an issue or concern with. Next, you should speak with the Camp Host in lot 30 and see if she can help resolve your dispute. If you are unable to find a resolution you should request to be moved to another lot in the community or consider finding another campground (that's one of the benefits of living in an RV park where your home is on wheels).

  2. Q: Will I get any of the current month's rent back if I leave mid-month? A: In general, if we are able to find someone to take your lot for the remainder of the month you will receive a partial month refund. The longer notice you provide to the manager the higher likelihood of receiving back a partial month refund.

  3. Q: Will I get my security deposit back when I leave the park? A: Your security deposit will only be refunded if you provide at least 14 days notice, you don't have any open invoices, your lot is left clean and you were a good resident (i.e., not causing problems with neighbors or the camp host).

  4. Q: Can I have guests stay with me who are not on the lease? A: You must have any person living with you or staying overnight registered with the Manager. This is a fire marshall requirement that we know every person who is living or staying overnight in the campground. You may have day guests that are not sleeping overight without registering them; however, you cannot have more than 4 guests so as to not disrupt the neighbors.

  5. Q: Can I have mail and deliveries sent to my lot? A: Yes the U.S. Post Office will deliver mail to our park. You can also get a P.O. Box if you prefer. Most private delivery services like Amazon will deliver to your lot. You should provide the delivery service some specific delivery instructions including where your lot is located in the park. 

  6. Q: What is the Internet network address and wifi password? A: WiFi Network: AOK RV Park Guest / WEP Password: Text for Password 

  7. Q: Can I pay my rent in cash? A: In general no. We prefer all residents to pay online. However, we can sometimes make exceptions please send an email to info@aokportarthur.com if you need to pay your rent in cash.

  8. Q: Can I pay my rent with a credit card?  A: If you pay your rent online using your bank account, we pay for the fees charged by Innago. However, if you must pay with a credit card then you will pay for the merchant account fees to Innago for that service (we are not involved with the credit card processing or  fees).  

  9. Q: What do I do if there is an accident, emergency, or theft?  A: First, please call 911 if there is an emergency. Second, you should report to the local police if there is an accident, damage to your property, or illegal activities taking place. Third, we do have some cameras on the property but not all events are recorded or can be found due to the amount of time it would take to find the footage. Do not rely on this. Finally, you can text the manager or email the manager at info@aokportarthur.com to report the actions that took place.
